Mobile Homes Park Money Trees

Mobile Homes Park Money Trees
Mobile homes park investors across the nation are raking in the dough while countless single family Mobile homes real estate investors are struggling to turn a monthly profit. Okay, so it’s not exactly like investing on Madison Ave. However, if you have the knowledge you can do just as well as the Donald Trump in real estate. Just ask Jim Clayton of Clayton homes who sold his company and portfolio of mobile homes parks to Warren Buffett for a cool $1.7 Billion dollars!

Why are mobile homes parks the “red-headed stepchildren” of the commercial real estate investment world? Perhaps one of the reasons why most investors ignore this lucrative asset class, other than for obvious eye sore reasons and the negative connotation associated with mobile homes parks (we like to call it the Jerry Springer effect), is because they believe it requires too much up front cash and a personal income statement well above their means. This might be true if you were trying to finance your property through a large bank, however many mobile homes parks are purchased with much less than 20% down and with little financial reserves in the bank. In fact, many of these mobile homes parks are purchased with seller financing.

Small to medium sized parks are typically owned by “mom and pop owners” that have been running or overseeing the managers of their respective parks for a long time. Many of these owners have mobile homes parks that have a large vacancy due to the glut of repossessed mobile homes caused by the mobile homes industry overheating in the late 1990′s. It is difficult for these owners to refinance or sell the mobile homes parks conventionally due to the significant vacancies in their park.

1. The parks are usually in a less than favorable part of town. Therefore the land is cheap and you will be spreading that cost over numerous mobile homes.
2. Provided you purchased the right mobile homes park, there will be vacancies for you to bring in extra mobile homes. (Yes, that’s right….you want at least 20% of the park vacant so that you have a huge upside!) You’re healthy, sharp and full of energy so you’ll improve the quality of the park, raise rents and maximize your rent roll. By the way, this will immediately increase the value of your mobile homes park through the cap rate valuation.
3. If the cash flow of a park is low, you can add additional revenue by putting in a coin operated laundry mats, vending machines, lawn service, day care service, self storage, etc.
4. You can purchase mobile homes at a 40%-50% discount and resell them on terms (either with a lease option or note). Home ownership is the American dream so when you advertise “Own your own home, $2000 down, low monthly payments – Bad credit OK, call Boca Vista Mobile Homes Park” your phone will ring off the hook, trust me. From there you take their down payment and have them sign your lease option paperwork that details the term of their loan with you. So why sell them one of your mobile homes….isn’t that an asset to the park you ask?

Log Log homes Restoration: Things You Should Know From My Experience ( I Live In One)

log-homes

Log homes maintenance is a vital part of the overall log homes experience. Enjoying the beauty of the rustic setting is very satisfying, but to neglect or postpone regular maintenance could turn rustic into ruin. Too often the Log homes owner is too busy or maybe just not familiar with what is required to keep a log homes protected from the harsh elements. Periodic inspections should be performed on a regular basis and proper action taken when a problem is found. Unlike stick-built Log homes, logs that are machine milled, hand hewn, flat faced or beams all have one thing in common. Whether kiln dried or air dried, they will expand and contract when temperature and humidity change. Warping and twisting can occur causing joints to pull apart, sealants to fail and caulking to come loose as well as issues with stain adhesion. If not addressed, air and insects can easily enter the Log homes causing not only a nuisance but making the Log homes much less energy efficient. Moreover, water infiltration can cause mold and mildew problems, unsightly staining of the logs and most importantly, wood rot. This can easily be avoided. The following check list can be used as a guide to help you keep your log homes in good condition, weather tight and beautiful for years to come.

1. Walk around your log homes and actually take notes of problems or potential problems. You may be surprised at the list you compile.

2. If possible, it is a good idea to get up on the roof to check for loose or damaged shingles. Check gutters closely for proper drainage. Clogged and backed up gutters cause fascia boards to rot very quickly and is hard to spot from the ground. These issues apply to all Log homes.

3. Take the time to examine the logs and siding closely. Look for any mildew growth. Where there is mildew, there is usually a moisture problem. Check to see if there are shrubs or tree limbs that can be trimmed back to allow more sun exposure and air circulation.

4. Check the logs, siding and trim for small holes and or sawdust. Any holes should be saturated with an insecticide and caulked or plugged depending on the size of the hole. If your Log homes has never had a borate treatment, it is highly recommended when the house is stripped and before a new sealer is applied, borate should be used to preserve the logs from rot and insects.

5. Check corners, log seams, butt joints, window and door trim and other areas such as dryer vents, receptacle covers, HVAC lines and plumbing fixtures for caulking failure. Installed properly, caulking will hold up well. The problem we find is that most of the time backer rod has not been used where needed and the caulking is either over applied or under applied and not “tooled” in the joint or seam properly. Inspection and caulking of your log homes should be a semi-annual project. If preformed on a regular basis, the average Log homes could be kept weather tight in as little as a couple of hours. It will be time and money well spent!

6. Test the log finish. Splash some water onto the logs. Does it bead up and roll off, or does it soak into the wood? If it soaks into the wood, the finish is not doing it’s job. A properly sealed log (or any type of wood) should repel water. If not, it is past time to re-coat. If your Log homes has gotten to this point, it is advisable to call a professional. An inspection and consultation will reveal the condition of your Log homes and determine what is necessary to re-establish a protective coating.

7. What type of stain to apply to your Log homes involves some thought. Depending on what is important to you, your personal preferences and the location of the Log homes will dictate which product will best suit your needs. The best advise is to stay away from the big box store brands.

8. Consult with a professional. We do this everyday. We have seen products and contractors come and go. We have tried many different log homes restoration products and found some better than others. We only use products that I know work and use on my own log homes. I love my work, but after working on my customer’s log homes.

Mobile Home Dealers Around the US

trailer-homes

Everybody dreams of owning a house of their own where they will raise and nurture their family. However, not all are able to do so because they are not financially capable. The advent of mobile Trailer homes gave this dream a chance to become a reality. Mobile Trailer homes may be like on-site built Trailer homes but may not have the advantages of the latter. The thing that matters most is the affordability of buying a home, since mobile homes are less expensive than the traditionally built Trailer homes.

All Trailer homes that were made prior to 1976 are known as “mobile Trailer homes” but since the Department of Housing and Urban Development (HUB) implemented stricter rules in relation to the quality and standards of these factory made Trailer homes, all Trailer homes made from the year 1976 onwards will be called “manufactured homes”.

These Trailer homes are actually made and manufactured inside factories. They come in two sizes: the singlewide and the doublewide. This is even though there may be triple-wide and other sizes, but these types are rarely made. These manufactured Trailer homes are transported to the areas where it will be occupied by tractor-trailers. They may stay in these areas for a long period of time.

Hence, the ability to move to another place is still possible. However, at present, once these manufactured Trailer homes have been built and transported to a specified area, it is usually left permanently there.

In comparison to the traditionally built home, usually you won’t be able to distinguish the difference between the two. This is because both are made of the same materials. Thus, unlike the site-built Trailer homes, manufactured Trailer homes tend to depreciate in value just like motor vehicles. However, with the double-wide, which were built with higher quality and are able to meet the standard of the building codes of certain areas, they are able to prevent further depreciation.

Plus, due to the rapid depreciation of modular Trailer homes, it has affected the surrounding structures around it, causing distress in the area where a manufactured home will be moving. This factor led to the application of zoning regulations and the limitation of the number of modular Trailer homes that can be placed in a certain area. Single-wide Trailer homes were discouraged because of its rapid depreciation as compared to the double-wide home.

Moreover, due to the spaciousness and the similarity of the double-wide with the traditionally built homes, it has become the preferred choice of manufactured homes. In fact, single wide units are still sold and are used as temporary housings for areas that are affected by natural disasters.

California, Alabama, Indiana, and Texas are the most popular states that purchase manufactured Trailer homes. The demand for housing continues to grow and presently people are treating the new, higher end modular Trailer homes like the traditional home. More people are now making this as an alternative and a way to own their own dream house.

To know more about manufactured Trailer homes and to have a good deal, here are the known manufacturers and dealers of modular Trailer homes in the U.S.

Affordable Housings

AffordableHousing

We all came across subprime crises and its impact Globally. This is a common phenomenon & to avoid this situation in developing countries, we should focus on the Affordable Housing cost.

How to find out the affordability index? In my opinion every individual has his own capacity of payment of loan. Affordable Housing is one of the major need for an individual and family. Hence the house can be termed as affordable when the cost of the home is lower than the five years annual income of the person/family.

The plan can be as follows

1) Advertise in the news paper about a Scheme of 10,000 Flats with cost of approximate 10-12 lakhs.
2) Application fees is about Rs.5000 for each individual
3) Looking at the response from say atleasy 2,00,000 people the amount will be INR 1000 million which can be used for preliminary expenses such as land develoment and engineering works.

In my opinion this can be a huge hit formulae. Recently Delhi Development Board has successfully done this.

TATA Affordable Housing is coming up with affordable Affordable Housing at boisar in mumbai and also reliance is planning for the same at Hariyana. If the likes like TATA and Reliance is thinking in this line this will definitely be next big thing in India.

Various builders in India have announced projects catering to the low budget Affordable Housing in India with 1 & 2 BHK apartments projects targeting the Lower Income Groups and EWS (Economically Weaker Section) Categories as well as affordable 3 & 4 BHK flats for the Middle Income Groups. The Individual Unit prices of the houses under the Affordable Housing projects in India are touted to be around Rs. 5 – 25 Lakhs for 1 & 2 BHK Flats, Rs. 25 – 40 Lakhs for 3 BHK and Rs. 40- 60 Lakhs for 4 BHK Units.

Renowned Builders & Developers like Ansals, DLF, Omaxe, BPTP, Unitech, Vatika Group, Raheja etc. have advertised projects under affordable housing in India. Thus, the dream of the common man of owning an affordable quality home in India is not far.

Some Major Issues are

The biggest barriers to realtors providing affordable housing were skyrocketing of prices of land and raw materials, and over-taxing of Affordable Housing that accounts for almost one-third of the cost. For instance, 18 departments levy taxes on each house, constituting one-third of the Affordable Housing cost. If this is made more rational and transparent, and levied through a single-window, then it will help the developers a great deal in providing affordable housing.

Rental Housing Predicament

house-for-rent

The rental housing options have been diminishing especially for common man as real estate prices increase to unreachable heights. Despite the fact that the housing options are becoming expensive for the mediocre; the possibilities of extending rental housing could not be extrapolated. Increased property prices all over the world has made tenants, lodgers face many predicaments when they opt for renting houses. One of the foremost issues of concern is the legal provisions for rental housing.

From the investment and financial perspective, the rental housing is not a very attractive option for many builders, who speculate the sale of properties providing them exponentially high profits. Holding on to properties for tenancy is considered less productive and a cumbersome measure. Many conflicts and disputes are observed in tenancy relations who affect the overall status and performance of rental housing. The most prominent of which is the owner-tenant relationship.

Estate agents create a nuisance in the world of rental housing, in achieving their sole objective of earning commission from both tenant and owner, they tamper documents, prepare fake document, misinform parties about property particulars etc. Another bone of contention is the annual increment in rents. Though the gravity of these issues faced by the rental housing sector prevail yet it contains prospective for resolutions and remedies to overcome these predicaments in order to provide people unable to afford buying houses so that one of their basic needs to survive can be obtained to the optimal level.
